INCREASE IN HOUSING FEES OUTPACED RENT INCREASE BY 51.98%
According to statistics collected from 280 thousand houses across Turkey by Senyonet, a site, apartment, and facility management software, the rate of growth in dues reached 51.98%, above the rate of increase in June rent of 39.33%. Mehmet Yıldızdoğan, CEO of Senyonet, said that personnel expenses had the biggest share in this increase with 80%, and that the increase in the minimum wage played a major role.
The average monthly rent for a rental home in Istanbul, according to the Istanbul Planning Agency, was 6,360 liras, and the June rent rise rate was calculated at 39.33%. Senyonet CEO Mehmet Yıldızdoğan states that the increase in the minimum wage played a major role in this increase.
Passed the Rent Increase Rate with 51.98 percent
According to the analysis of Senyonet, the site, apartment and facility management software used by approximately 280 thousand houses and 1 million people across Turkey, the average dues increase rate between June 2021 and June 2022 was 51.98%. According to Mehmet Yıldızdoğan, the expenses of common living areas such as gardens and pools and the high cost of security can cause the average dues increase in large sites to be higher.
Increase in Expense Items of Site Management Plays a Major Role
Senyonet, professional management software for facility, site managers and residents, facilitates the follow-up of administrative processes and operational processes by providing mobile payment of dues for residents. According to the data analyzed from the application, nearly 80% of the site and apartment management expenses consist of personnel costs, Senyonet CEO Mehmet Yıldızdoğan said, “Considering the increase in the minimum wage, which constitutes a large part of the management expenses, it was inevitable that the increase in dues would reach 51.98% and exceed the rent increase rate. When we consider the inflation rate, which reached 73.50% as of June 2022 according to TURKSTAT data, there were also quite large increases in other management expenses. Although the increase in dues is higher than the rate of rent increase, unfortunately, even these increases are not enough to cover the site and apartment expenses as it is now.”
